Initial Visit: The first and most crucial aspect of the process is to meet you and view your property. We then carry out property evaluation followed by market analysis to help determine the appropriate lease rate for the property.
Lease: We handle all the necessary paperwork associated with leasing your property and ensure compliance with applicable local laws. Our staff expedites the rental of your units to qualified and approved tenants as quickly and efficiently as possible. Working alongside other realtors and our team, we advertise and share rentals to view them as multiple listings for more traffic flow. We also prepare a complete inventory list before and after a tenancy.
Maintenance: We have skilled tradesmen and suppliers available to service your property's needs. Our associated vendors are loyal to us, very responsive, and trustworthy providing 24-hour emergency responsiveness. All repairs exceeding the amount of CI$500 will not be executed without approval from the Owner.
Financials & Statements: Detailed accounting using Quickbooks for all income and expenses for your property are provided every month. Our statements are easy to read, provide you with a quick snapshot of your property details for the past month, and are emailed, saving time and paper.
Advertising: Our marketing is comprehensive and includes websites such as Myigloo.ky, Ecaytrade.com, Ecayonline.com, Caymanrentals.com, CaymanPal.com and RitchRealty.ky. We also run ads in local magazines and newspapers and email our weekly rental list to all local rental real estate agents.
Management Fees: Our fees are based on the monthly rental amount and are due monthly as long as the property is tenanted.
